Big roofs, but the load inside decides the deal

London's logistics footprint — Park Royal, the Old Kent Road industrial strip, Greenwich Peninsula and the sheds around Stratford — offers some of the largest unbroken rooftops in the capital, which is why warehouse arrays scale to the 500kWp–5MWp band. Roof area alone doesn't make the agreement work, though. A warehouse's PV match is rated only moderate because it hinges on what runs beneath the steel:

• On-site cold storage or chilled distribution
• An EV fleet charging during daylight hours
• Automation, conveyors or packing lines on a day shift

Where those loads are present, generation is consumed as it is made; a quiet ambient store exports more of it. A tariff of 9–13 p/kWh — the lowest of any commercial sector we track — reflects the scale economies once the demand is there.

The London Plan already expects panels

Planning policy here leans your way. London Plan Policy SI 2 expects solar on major new commercial development, and the London Energy Efficiency Fund has financed public-building retrofits across the city. With the Greater London Authority holding a 2030 net-zero deadline and average commercial bills near £95,000 — the steepest in our dataset — a capital-city depot has far more spend to displace than sites elsewhere.

UK Power Networks distributes electricity across the capital, and a multi-megawatt warehouse array will need a formal connection study before a developer schedules works — the constraint that most often shapes the final system size on dense sites near Dartford, Croydon or the Slough corridor. Matched to genuine daytime demand, the saving can run from £45k to £500k a year.
